Job Description:

Z Modular, a division of Zekelman Industries, seeks a Pre-Construction Manager to oversee the construction of our projects. Reporting to General Manager - Projects, the Pre-Construction Manager is responsible for the coordination of all post design/pre break ground activities within the total project scope, as well as ensuring frequent progress communication with clients, internal and external. The Pre-Construction Manager plans, directs and coordinates all activities concerned with the trade qualifications, bidding, and activities leading up to mobilizing on one of our Z Modular projects.RESPONSIBILITIES: Develop a catalog of subcontractors in each trade thatMeet Z Mod standardsPre qual them so any PM can reach out to price scopes as neededCreate a sub list that is sufficiently deep with trades for each scopeManage bid Process through Building Connected and ProcoreLeading up to bid time - hold preconstruction meetings and walk throughs with trades - include site construction team as applicable.Update current, create new, and update bid scopes for each product line and site.Scope trade bids as submitted. Discuss variances and ensure final bid is applicable and accurate.Coordinate with design to finalize material and material quantity lists per product line.Prioritize with site construction team order of buy out per site so just in time subcontracts are not needed.Work with purchasing on long term material pricing.Maintain template subcontract agreements, to include short form consultant agreements.Assist with preparation of all Purchase Orders, requisitions, proposals, etc.Attend Design/Engineering and AOC meetings as needed to stay up to date with this role.Conduct project management calls with Z Modular personnel.Other duties as assignment by management.QUALIFICATIONS: Bachelor's degree in Building Science preferredMust have a minimum of (5) years of commercial construction Project Management experienceAbility to travel to Z Modular production and project site locations within the US, minimum of twice/month up to once/week as neededProficient computer skills in Microsoft OfficeAbility to multi-task in a fast-paced environmentStrong written and oral communication skillsStrong analytical skillsAbility to work in a fast-paced construction manufacturing/construction environment where upfront planning is pivotal to the success of our projectsRegular, full-time, predictable onsite attendance per the posted schedule is an essential function of this roleLead and promote health and safety work practices as required by regulatory agencies and company policyPHYSICAL ABILITIES:Must be able to remain in a stationary position for several hoursAbility to lift, climb, bend, stoop, push and pull.Ability to lift up to 10lbsMust be able to stand for 10-12 hoursAbility to perform work in a plant/manufacturing/construction environmentOther physical requirements as needed for jobLet's make it EZ: Competitive salary Exceptional benefits - medical, vision, dental Work from home policy for eligible employees Paid time off 401(k) with generous company match and immediate vesting Annual bonus/ incentive programs Tuition reimbursementZekelman Industries offers competitive compensation and excellent benefits, including low cost, high quality medical and dental benefits.
